The Market Continues to Find Its Footing

March brought a number of broader economic headlines, from global conflict to volatility in financial markets. While these factors created uncertainty, the local real estate market has remained notably resilient.

In the Bay Area, and particularly in communities like Lamorinda, demand has continued to build. Buyers have stayed engaged, and competition has remained strong—especially for well-prepared homes in desirable locations.

As is typical for this time of year, the number of homes going into contract is increasing as we move into the heart of the spring season. However, overall inventory remains lower than we saw at this time last year. This imbalance between supply and demand has led to faster sales, fewer price reductions, and an increase in overbidding activity.

We are also continuing to see a familiar pattern: more affluent markets are experiencing stronger conditions than more price-sensitive areas, and single-family homes are generally outperforming the condominium market.
