August Market Update
As we enter the days of late summer, I hope you find time to get out and enjoy our beautiful community and all that it has to offer.

How's The Market?

Real estate conditions across the Bay Area are becoming increasingly localized. While San Francisco has experienced significant price appreciation fueled by the growth of the AI sector, most other Bay Area counties are seeing home values that are relatively flat compared with last year.

The summer months naturally bring a shift in activity as vacations, travel, and back-to-school preparations affect both buyers and sellers. Mortgage rates ended July near their highest levels of the year, giving some buyers reason to be more thoughtful about both price and timing.

Here in Lamorinda, desirable homes that are well prepared and appropriately priced are still attracting strong interest. But in this more selective market, buyers are paying close attention to value, condition, and location, and sellers benefit from being equally thoughtful about how they position their homes.

The broader headlines provide context, but real estate is local. Understanding what is happening in Lafayette, Moraga, and Orinda, and sometimes within an individual neighborhood, is what ultimately helps buyers and sellers make informed decisions.

FREE Tour of the Historic Orinda Theatre with Film Critic and Author, Matías Bombal

The Modern Baroque Orinda Theatre was designed by architect Alexander Aimwell Cantin for Donald Rheem who opened it December 27, 1941. Notable among its appointments were auditorium wall and lobby ceiling murals by Anthony Heinsbergen with pioneering use of UV pigments in the paint which made the murals glow under “black’ light.

The Time-Out website, based in France, listed the Orinda the 23rd most beautiful theatre in the world in 2025.
