March Market Update
Early Signs of a Competitive Spring
As we move further into the spring season, buyer demand across Lamorinda continues to strengthen while the number of homes available remains relatively limited. This imbalance is beginning to shape the market in familiar ways—more competition among buyers, faster sales, and increasing instances of homes selling above their asking price.
If you’d like to take a closer look at current conditions, you can explore the latest market updates below.

The Spring Market Is Heating Up
Spring is traditionally the most active period of the real estate year, and the early indicators we’re seeing suggest that pattern is unfolding once again. When buyer demand rises faster than new listings come to market, competition tends to intensify—and that dynamic often places upward pressure on home values.
Historically, median home prices frequently reach their annual highs during the spring months. Part of this is driven by the ongoing imbalance between supply and demand, and part by the seasonal increase in luxury home sales that typically occurs at this time of year.
As we saw throughout last year, more affluent buyers continue to play an important role in shaping the market, particularly in communities like Lamorinda where long-term wealth and housing demand remain strong.
Looking ahead, one potential variable will be the broader economic environment. Questions remain around whether the ongoing conflict involving Iran could have sustained effects on inflation, interest rates, financial markets, or consumer confidence. At this point, the housing market does not appear to be reacting significantly, unlike the tariff-related disruptions that briefly slowed last year’s spring market.
For now, the underlying dynamics of the local market remain clear: demand is building, inventory is limited, and the coming months are likely to be some of the most active of the year.
If you’re thinking about buying, selling, or simply want to better understand how these trends relate to your own plans, I’m always happy to talk.
Seller’s Corner: Compass Concierge
Preparing a home thoughtfully can significantly impact both price and timing. Compass Concierge allows sellers to make strategic improvements such as staging, painting, landscaping, or light renovations without upfront costs. The goal isn’t simply to “update” a home. It’s to position it intentionally so it stands out in a competitive spring market. If you’re considering selling this year, planning ahead can make all the difference.
Buyer’s Corner: The Advantage of Private Exclusives
In a competitive market, access matters. Compass Private Exclusives allow buyers to preview homes before they reach the public market. This can reduce competition, provide early insight into pricing, and create opportunities for thoughtful negotiation. For buyers who want strategic access, not just alerts, this can be a meaningful advantage.
